Professional photos and advertising across estate-sale listings and local channels, so the right buyers show up on day one.
Staffed multi-day sale
Our trained crew runs the sale floor, answers questions, and keeps everything secure — you never have to be there.
Checkout & sales tax
Smooth checkout for buyers. We collect Utah sales tax as required by law and remit it — that's on us, not you.
Clean-out & settlement
Donation or haul-away coordination for what's left, then an itemized settlement statement and your net check within 10 business days.
We only accept estates with a projected gross of $30,000 or more. It's a deliberate choice: by taking on fewer sales, every client gets our full crew, full staging, and full marketing effort — never a rushed job squeezed in between others.
If your walkthrough estimate comes in below the threshold, we'll tell you honestly and point you toward someone who's a better fit. The walkthrough is free either way.

Walkthrough
We visit the property, assess everything, and give you a written estimate and commission tier. Free, about an hour, zero pressure.
Staging
We sort, research, price, photograph, and stage the home — typically over one to three weeks — and advertise the sale.
Sale days
Our crew staffs a multi-day sale, handles every buyer, and manages checkout. You don't need to be present.
Settlement in 10 days
Within 10 business days you receive an itemized settlement statement and your net check. Unsold items are donated, hauled, or reclaimed per your choice.

40% of gross sale proceeds for estates projected up to $50,000, or 35% for estates projected above $50,000. Your tier is confirmed in writing at the walkthrough — no surprises at settlement.
Within 48 hours after the sale you choose: donation (we provide the receipts), haul-away at your expense, or reclaim the items yourself. Anything unclaimed after 7 days is donated or disposed of.
No. Most clients aren't there — that's the point of full service. Our crew staffs the sale, handles buyers, and secures the property.
