40% of gross sale proceeds for estates projected up to $50,000, or 35% for estates projected above $50,000. Your tier is confirmed in writing at the walkthrough, before you sign anything — the number never changes at settlement.

Because a proper estate sale — full staging, pricing research, photography, advertising, and a staffed multi-day sale — takes a full crew and weeks of work. Below about $30,000 in projected gross, the economics don't support doing the job right. We'd rather take on fewer sales and do each one exceptionally well than rush through volume.

We'll tell you honestly and help point you toward someone who's a better fit for a smaller sale. The walkthrough is free, and you owe us nothing if we decline the estate.

Within 48 hours after the sale, you choose: donation (we provide the donation receipts for your taxes), haul-away at your expense, or reclaim the items yourself. Anything not collected within 7 days is considered abandoned and will be donated or disposed of.

We collect Utah sales tax at checkout as required by law and remit it ourselves. It's added to the buyer's total at the register — it's handled by us, not billed to you afterward.

Within 10 business days after your sale, you receive an itemized settlement statement — every item and its sale price — plus your net check: gross proceeds minus our commission, any pre-approved expenses (with receipts), and sales tax remitted.

No. Most clients aren't there — that's the point of full service. Our crew staffs the sale, handles every buyer, manages checkout, and secures the property. We'll keep you updated and you can check in anytime.

That's exactly what the staging and pricing-research phase is for. We research market values so nothing valuable sells for garage-sale prices, and we can coordinate professional appraisals for high-value pieces.

Typically 3–6 weeks from walkthrough to settlement: about an hour for the walkthrough, 1–3 weeks for sorting, staging, and marketing, a multi-day sale, then settlement within 10 business days. Timelines flex with the size of the estate and your schedule.

We're based in Park City and run sales across Summit and Wasatch Counties and the Salt Lake Valley — including Heber City, Midway, Salt Lake City, Sandy, Draper, Cottonwood Heights, Millcreek, and Murray.

Yes — we carry general liability insurance and exercise reasonable care with your property. Our agreement also spells out exactly how liability for any single item is handled, so it's all in writing before the sale.

Yes. Before staging begins, either party can cancel with written notice — you'd just reimburse any approved expenses incurred to that point. After staging begins, cancellation carries a $1,500 staging fee plus incurred expenses, since the crew's work is already underway.
