The process

From first call to final check.

Four steps, one team, no surprises. Here's exactly what happens when you work with us — and how long each stage takes.

1

Walkthrough & written estimate

Free · About an hour · No pressure

We visit the property and go room by room with you. Then we give you two things in writing: an honest projected gross for the sale, and your commission tier (40% up to $50,000 projected, 35% above $50,000).

If the estimate meets our $30,000 minimum, we can move forward. If it doesn't, we'll tell you straight and suggest someone who's a better fit — the walkthrough costs you nothing either way.

2

Sorting, staging & marketing

Typically 1–3 weeks

This is where the value is made. We sort every item, research pricing so nothing valuable slips through at garage-sale prices, stage the home so it shows beautifully, and photograph everything.

Then we advertise: estate-sale listings, local channels, and our buyer network — so serious buyers arrive on day one, not day three. High-value pieces can be flagged for appraisal coordination.

3

Sale days

Multi-day · Fully staffed

Our trained crew runs the floor: greeting buyers, answering questions, managing checkout, and keeping the property secure. Pricing is adjusted strategically across the sale days to maximize total gross — that's the craft.

You don't need to be present. Most of our clients aren't. We'll keep you posted, and you can check in anytime.

4

Clean-out & settlement

Within 10 business days

Within 48 hours after the sale, you choose what happens to unsold items: donation (we provide the receipts), haul-away at your expense, or reclaim them yourself.

Then, within 10 business days, you receive an itemized settlement statement — every item, every price — and your net check: gross proceeds minus commission, approved expenses, and sales tax remitted. Clean books, clean handoff.
